They're not really "abandoned"; rather, they have less than half the slots filled with workers, and customer demand is low.
Also, commute time as of this moment is around 70(min?).

High pollution and high crime reduce the % of occupants in buildings. See if either of these are afflicting the buildings. excess waste will cause them to abandon as well.

This makes me wonder. I have two cities, a entirely residential and some IHT, and another one entirely commercial. But the comercial one has "Customers: Low", and is mostly abandoned on the part Near the residential city, despite a highway, many many avenues, monorails and a subway system going through that city, close to the abandoned parts even. Garbage is low, pollution is low, water pollution is low, commute times are about 30-40...

I think I see your point; however I do have a fully funded police force, and landfill is on the other side of the city some 20 tiles away from the ones. Currently garbage is low, but then crime rate is still normal. Shouldn't three police stations suffice?

Check the crimes/arrests graph. If crimes exeeds arrests, build another police station, and if given, a(nother) jail.

Crime issue is now solved; however customer demand is still low >.<
When you say customer demand is still low, do you mean your commercial districts have Customers = Low. That is solely due to the volumes of traffic which pass through the area. It makes it more desirable for commercial but isn't neccessary.
And heres a bonus picture, its a somewhat realistic commercial centre that I've been developing.

What stage would it be? Currently I'm getting some stage 5 and 6'es with a regional pop of almost half a million.

Something like that yes, and to begin with stage 8 will be rare. Landmarks provide something called Landmark effect, which increases the desirability of an area. And yes, my plugins folder is about 2.5GB.

It seems I have just discovered a bug with the NAM.
If you are placing a Starter Piece or a New Infrastructure (IE single ramp), do not place it on a Maxis Transportation system.

The NAM isn't completely bug free, but its near enough. It's still in development though, they're always adding more features and fixing bugs.
Heres some more advanced shots of my heavy industrial area. I've added quite alot.

what the hell...
I seem to have been IP banned from simtropolis.
No more custom content for me I guess.
Here's what I have so far:
My heavily modified new york map:

My first city, Goldsmith:

Godsmiths other burroughs, South Goldsmith and Port Goldsmith:

Altogether, I think they have a combined population of about 100K, probably less.
This city (Columbo) is probably the most complete one I've made; don't really know if I want to add anything or not:

I'll post the big one next time, that's probably enough pictures for now.
I can't manage larger cities for shit, they always manage to turn into giant blackhole money pits where I can't stay in the green and provide adequate services no matter how hard I try.
Smaller cities are fine though, It's so easy to give my sims full fire/police/health/education and have a large cash dump at the end of the month, but once a city gets large enough, I just can't seem to bring in enough cash to keep everyone happy.
Also, how do I keep mansions from popping up everywhere? I am sick of seeing them all over the place, and I'd kind of like to develop some nice suburbs with plain old 2 story houses and stuff.
